Under-Decking Systems

By YOUR PREMIER DECK BUILDER in Northern Virginia

Under-Deck Spaces Transformed

An elevated deck creates a second space underneath it by default. Most homeowners never do anything with it. Holloway Company builds under-deck systems that turn that space into a dry, usable room, engineered with the same attention to detail as the deck itself.

We use a Trex RainEscape system on many of our under-decking projects to capture and channel water away before it reaches the finished space below. Depending on the structure and project requirements, we may also design and install an EPDM membrane system. In either case, the objective is larger than keeping the ceiling below dry: we design the system to control where water enters, how it moves, and where it exits, helping protect the deck framing while giving water a dependable path away from the finished living area.

A Second Room Under Your Deck

Once the space beneath your deck is dry, it functions like an outdoor room, not a crawl space. It works as a second entertaining area for large families or anyone who hosts often, a shaded spot to dine outdoors regardless of weather, or simply more finished square footage without adding onto the house.

Layout options include bars, gas lines, fireplaces, outdoor televisions, and decorative lighting, all installed as part of the design rather than added after.

When the deck above is being built or rebuilt as part of the project, engineered beams may allow us to reduce the number of posts below and create a more open, usable room. We customize the support layout, drainage, ceiling, utilities, and finishes together so the lower space feels intentional rather than leftover.

How the Under-Decking Drainage System Works

The system installs between the deck joists before the decking goes down. It channels water into a trough and directs it away from the structure, so the space below stays dry even in a heavy Northern Virginia storm, and the deck’s own frame stays protected from the rot that comes with trapped moisture.

On applicable deck structures, we also flash joists and beams to reduce direct moisture exposure at vulnerable framing surfaces. Support posts are commonly 6×6, and where a post extends below grade, post-protection systems can be used to help separate the buried wood from soil and moisture. These are the types of details that may take additional time during construction but can make a meaningful difference in the service life of the structure.

The finished ceiling attaches to a locking frame rated to carry snow and ice load, along with fans, lighting, and anything else you want mounted overhead. Finish options include solid-color and wood-grain laminate panels to match the rest of the house.

Under Deck Space Ideas

If you have an elevated deck that is raised high enough to meet a second-story door, there are several things you can do to create a stunning shaded outdoor area. By working with Holloway Company, you can design an under-deck space that you can enjoy and make you the envy of your neighborhood.

7ft Clearance and Above

Below deck living areas are growing in popularity. By creating living space under your deck the unused space becomes a dry space for all seasons. We create custom dry space systems giving you shelter from the elements and peace of mind. Our dry space systems provide opportunities for bars, gas, fireplaces, outdoor television, decorative lighting and more. Essentially we can create an outdoor room with all the comforts of the indoors.

Less Than 7ft

If your deck is less than 7ft then you should consider mulch, stone or rocks for this space. Stone is ideal for this space since it requires the least maintenance and last the longest. Another option is to create a decorative look with some cheap limestone gravel. You can also lay down a thick layer of mulch which is the least inexpensive option.
